IS A BUILDING INSPECTION NECESSARY FOR A NEW HOME? |

A home building
inspection is an objective, visual & physical examination of the
condition of a home. New homes are just as susceptible to flaws and
defects as existing older homes.
A few days before closing you will have a opportunity to visit your new
home for a pre-occupancy inspection. You will be accompanied by the
builder or a representative of the company who will take you through the
property and make notes of any defects or work items that have not been
completed, then provide you with a copy.
Some new home buyers believe that a pre-occupancy inspection in
combination with the TARION Warranty is sufficient. I recommend that
after you take possession that you hire a certified building inspector
who is a Registered member of the Ontario & Canadian Association of Home
Inspectors. The inspector will
provide you with a written report that will identify and list incomplete
or incorrectly installed systems, deficiencies, and any flaws so you can
have the problems corrected by the builder as soon as possible,
preferably while the home is under the Builder’s warranty period and
TARION coverage. |
