| Read the builder's specification sheets and see what is listed, then if allowed take the time to visit and
inspect homes in the development under different stages of construction.
Speak to new owners. Ask how satisfied they are with the quality of their new home. Determine if they
experienced any problems with the purchase process. Ask if they had any upgrades completed by the builder. Determine if they think they received value
for any premium they may have paid for a oversize or preferred location.
Ask the new home owner if there were any construction delays, did they take possession on time, or were
extensions required for possession date. These might be indicators that the builder is having financial difficulties.
Call the Better Business Bureau in your area to learn if any complaints have been made against the builder.
Call the local Home Builder's Association in your area to determine if the builder is a member in good
standing.
Check your local newspaper for builder's advertisement and be sure that what they are selling is not
misrepresented in any way.
If Builder is offering a discounted mortgage rate check with you bank to see if you can get a better mortgage
rate. If so, ask the builder if the discounted mortgage rate has a cash value that can be deducted from the purchase price.
If there are bonuses being offered such as appliances, hardwood floors, central air, etc. determine value and
quality of the items included in the purchase price. If you think you can acquire them on your own for less, ask the builder if a credit can be applied
to the purchase price. |
